- March 25: Launched the renovation and prep phase. My contractors began painting, attic finishing, fixture updates, and exterior work. Simultaneously, we completed furniture removal and storage.
- Mid-April: Staging began immediately after construction wrapped. I coordinated:

- Professional landscaping
- Staging installation
- High-end photography
We hosted a “neighbors-only” preview open house to build local buzz and encourage early word-of-mouth momentum.
Step 4: Listing, Offers & Seamless Transition
Market Debut
- April 9: Officially live on MLS
- Multiple open houses were packed with interested buyers
- Offer deadline set for that Tuesday — a deliberate tactic to maximize competition

On the morning of May 12, Joe and Edie closed on their West Medford home — a full transformation from where we started just a few months earlier.
